LISTING PROCESS
Stage 1 — Consultation, pricing, prep, and planning
- Initial consultation to discuss pricing, look at the house, develop a strategy for getting the house ready for photos, and determine things that are most important to you in the process of listing your house.
- Sign listing agreement and create a timeline
- Bring in home stager for consultation (paid for by SPP)
- Initiate yard service, add flowers, tree trimming, etc. (paid for by seller)
- Power washer for home exterior (paid for by seller)
- Window washer for home interior and exterior (paid for by seller)
- Day of photos, bring stager back in for a one hour fluff (paid for by SPP)
- Shoot top quality photos that will make buyers fall in love online (paid for by SPP)
- Design marketing flyers and create the MLS listing
- Create flyers to be emailed to all of the top agents in San Antonio
- Make decisions about open houses, realtor tours, etc.
Stage 2 — Sign goes in yard and your house is made live on MLS
You have two choices:
Red Rose Signature Service| 2 percent commission paid to SPP

+All showing requests come to your cell phone, and you can text back “yes” or “no” to allow showings. The buyer’s agent is there with their client. Caroline will call/text/email after each one to get feedback from buyer’s agent and report back to you.
White Glove Premium Service | 3 percent commission paid to SPP
Sign in yard and lockbox on door
+Caroline Decherd coordinates all showings between buyer’s agent and you. She is there for every showing personally giving a tour of your home and answering questions. She will provide feedback directly to you after each showing.
Stage 3 — Contract to Close
+Coordinate all negotiations on offers
+Coordinate all inspections
+Work with appraiser to provide them the information needed to help your house appraise at contract price
+Schedule closing at title company
